- What’s the most expensive home you have sold?
- How many heirloom legacy estate situations have you worked with?
- What kind of experience do you have working with various buyers from various cultures?
- Do you have experience with high-net worth buyers/executives
- Buyers in this price-point often have a team of financial and executive representatives on staff, Do you have any experience with such? please explain & share your experience
- What is your home preparation strategy & pricing strategy for homes that aren’t in great condition?
- How do you market ‘fixer-upper’ homes specifically? What’s different about your approach? DO you have a reputable list of contacts?
- How many properties have you sold and worked with contractors on?
- What’s your take on staging or minor upgrades? Is it worth the investment?
- What challenges do you foresee in selling this property, and how will you overcome them?
- One of the most underrated but highly influential impacts on selling a property is the agent’s reputation among their colleagues, how would you describe your reputation among your peers?
- Tell me a bit about yourself, where you grew up, school and how long you have been in the Bay Area?
- Are you familiar with the values of real estate all along the peninsula? schools etc ? Please explain
- Selling properties like this require intricate knowledge of value not only in the immediate area but up and down the peninsula as buyers often will test an agent’s knowledge about the value of this property vs a like property in a surrounding town/city.
- Will you personally handle negotiations or will it be another member of your team?
- Do you have a team and if so what are their roles? Will you be the main point of contact? If not who will?
- In a worst-case scenario, the property doesn’t sell quickly—what’s your Plan B?
- What’s your experience with showcasing off-market properties? Please explain the pros and cons of this method.
Use these questions as your framework for finding the realtor that doesn’t just say the right things to appease but is transparent, confident yet willing to be the ambassador for a game plan agreed to by the sellers. After-all, it takes teamwork to make the dream work 😉 So folks, don’t shy away from putting your potential real estate agent in the hot seat. A home is more than just a financial investment; it’s an emotional one, too. You need trusted advisor, someone who can guide you with both skill and understanding.
